Unit B Focal Point, Trafford Park

Here, our client was the Building Surveyor acting on behalf of the tenant, negotiations had reached an impasse and we were invited to tender at the eleventh hour for a comprehensive Schedule of Works which needed to be completed within 4 weeks of our instruction, during much of this time the tenant remained in occupation.

We worked hard to ensure the tenant was not inconvenienced, timescales were met and all parties were pleased with the completed works.

Bridge Street, Wellington, Telford

Here, our client was the Landlord, their tenant had vacated the office accommodation and the marketing agent had advised that refurbishment works needed to be carried out to enhance the marketability of the property. We met with the Landlord and the agents to discuss ideas on the most cost effective way of enhancing the property to attract as wide a spectrum of occupier as possible.

We commenced the agreed works within 10 days of instruction and completed the works within 30 days to ensure the property was available to the market without unnecessary delay.

All parties were delighted with our work, which came in on time and on budget.

Fit Outs

We are often recommended to incoming tenants by their agency consultants and also those acting on behalf of landlords. The agents know that we will understand the occupier's requirements and ensure we make ourselves available quickly and turn around a quick cost for the proposed fit out works. They also know that we will give the tenants a competitive price and the confidence that the works will not be unduly onerous on them. This can sometimes be the difference between a transaction happening and it not happening.

Midland Road, Bradford

Here, the incoming tenant had gone to tender to three building contractors. Two were quoting extremely high figures, the third incredibly low figures. The process undermined the tenant's confidence in completing the lease because they didn't feel they could trust the lowest price given the amount of work and yet they felt the two higher prices were far too expensive.

We were recommended to the tenant as a reputable and professional company who would react quickly and price the works sensibly. We did just that, we turned around a price within the week and gave the tenant confidence in respect of timeframes and price. We commenced the works within the week and met the deadline within the quoted price.

The tenant was delighted with the outcome and the process, because we took charge of the works, they could concentrate on the launch of the business in that location. They have since requested that we work with them across the country as they look to open new depots nationwide.

Planned and Reactive Maintenance

We are relied upon by a number of property management and facilities management departments of national consultancies for both planned and reactive maintenance as well as by many landlords and tenants.

Here we have regular contact with our client, the managing agent of the subject property. We provide a one stop solution to all the property maintenance requirements including both planned and reactive maintenance of everything from groundworks up to roof works and everything in between.


We offer a comprehensive security solution to our clients including the hire and installation of battery operated alarm systems, keyholding, mobile patrols and 24/7 manned guarding. We tailor our recommendations to suit each client's requirements and we ensure they are offered the most cost effective solution.

Maximus, Road One, Winsford

Here we carry out a full on site management service for our client, including landscape maintenance, window cleaning, vermin control and 24/7 manned guarding. All our guards are SIA licenced. Our guards make regular hourly check calls to our 24 hour Control Centre to confirm they and the property are safe. On all our sites we install a Guard Patrol System which records our guards' movements. Our security management team routinely and randomly visit each site in order to review the security guards performance.
